Compare

Priced with the new launches. Above the resale.

Lucerne Grand's cheapest available psf sits just above LakeGarden; its median sits above Sora.

Lucerne Grand falls under the harmonised GFA rules, which leave spaces like AC ledges out of strata area. Sora and LakeGarden launched before the change, so the like-for-like gap is narrower than the raw psf suggests.

The case

What works. What to weigh.

StrengthsWhy buyers are looking

  • MRT at the boundary.Covered link to Lakeside (EW26). Huttons puts the MRT-adjacent premium at 10–20%; Realion says 10–30%.
  • A 10-year supply gap.No new Lakeside condo since 2016. Nearby resale medians rose 39–45% from 3Q2021 to 3Q2026.
  • Neighbours sold through.J'den is 98.6% sold and The LakeGarden Residences 99.7%.
  • Supermarket downstairs.Lucerne Galleria adds a supermarket and F&B, the only mixed-use project in the immediate area.
  • Four primary schools within 1 km.Including Rulang Primary.
  • Sensible running costs.Estimated maintenance of $541 a month for 2- and 3-bedders, $642 for 4-bedders.

ConsiderationsBefore you commit

  • A premium over resale.Available units start at $2,270 psf, about 27% above The Lakefront Residences' median.
  • The MRT track. The elevated line runs along the north edge of the site, above the Wellness Valley. Check which stacks face it.
  • Sora's pace.About 54% sold two years after launch. Demand at $2,300+ psf has limits.
  • District timing.Science Centre targets end-2027; most of the JLD plan lands in the 2040s.
  • 99-year lease.Starts 8 Sep 2025, so about six years will have run by the expected TOP.
  • Stack choice matters.Lake-facing and track-facing stacks will price and resell differently.

Ken's take

Priced for owner-occupiers. Not bargain hunters.

The value on today's list sits in the 3-bedroom C2 layout (883 sq ft) in stacks 07 and 24, from $2.004M or $2,270 psf. That's the lowest psf in the project and close to LakeGarden's average, with the MRT at your door.

Buyers moved fastest on the 2-bedroom (80 of 96 sold) and the 4-bedroom Premium (40 of 47). If either is your target, decide this week. For bigger families, the 4-bedder plus entertainment room (1,432 sq ft) starts at $2,378 psf, lower than any 2-bedder on the list. The 2-bedders are where entry price is lowest, but they carry the highest psf. For upgraders, the order of moves — sell first or buy first, ABSD, CPF refund — matters as much as the unit.
